Real Estate, Informed.

Kelly McBartlett

“It is rare in life that we make a decision every decade that impacts our daily lives so much; choosing a home is no easy task and selling a home can be even more challenging. When I consider the clients I’ve worked with, I’m honored they chose me as their Real Estate Broker. There are an abundance of Real Estate brokers, so the good news is, there is the freedom to work with someone you like; I enjoy being able to provide the level of expert detail, understanding and communication to my clients that I would expect as a client if I were working through the same process.”

A few of my favorite things:

Interior Designer: Heidi Callier

Architect: David Hueter

Food: French (does soft cheese, bread, dijon mustard, and red wine count as food?)

Beverage: The basics: coffee, sparkling water, red wine

Words I'm Inspired By: "It is our daily duty to consider that all circumstances of life, pleasurable, painful, or otherwises, the conduct of every human being affects, more or less, the happiness of others, especially of those in the same house; and that as life is made up for the most part, not of great occasions but of small everyday moments, it is the giving to those moments their greatest amount of peace, pleasantness, and security, that contributes most to the sum of human good. Be peaceful. Be cheerful. Be true." - John Stuart Mill

Book: The Art of Possibility

Film: Midnight in Paris, Julie and Julia

Vacation Destination: Saint-Jean-Cap-Ferrat, Mediterranean Sea, France

Local Place to Visit: Bread Fellow

Advice that's stuck with me: The best time to plant a tree is 20 years ago, the second best time is today.

Kelly McBartlett has spent a lifetime admiring Colorado. He is an award-winning agent specializing in luxury real estate along the Front Range. With clients both native to the Rocky Mountains and those looking to build a life outside of the Big Apple or alike metropolitan destinations, over the past decade, Kelly has employed his  passion helping sellers, buyers, and investors discover the often underappreciated value in Northern Colorado.

Equal parts visionary and pragmatist, since 2013, Kelly has been leading clients to live more fulfilling and financially rewarding lives. Though Colorado is inspiring in every direction, Kelly has discovered his favorite properties often sit off the beaten path in neighborhoods like Parkwood, Fairway Estates, Coeur d’Alene Estates, Belmont Farms, Cherry Creek North, Chautauqua, or Mapleton Hill, home to impressive architecture and an unassuming nature.

With a nuanced understanding of the dimensional factors that contribute to a client’s success in real estate, Kelly has developed a thorough process to support property owners through the sale and purchase of Real Estate. What stands out to those who know him well is a commitment to humility,  a concept that often subsides for those who’ve built a career in Luxury. The idea of elevated living without an understanding of the person who will share their life within its very walls is never one without the other. Kelly is grounded, with an innate understanding of how real estate and human behavior intertwine. Intelligent, empathetic, and curious Kelly leverages a truly invaluable client experience. Leveraging the skilled practices of Compass, clients experience a high level of transaction communication, process management, and world-class marketing blending targeted digital and print in local and international channels for the highest quality, highest value successful sale of Luxury and UltraLuxury Northern Colorado properties.

Outside of real estate you can find Kelly exploring a new recipe from Ina Garten with friends and family, honoring his youthful infatuation with automotive excellence in a drive up the Poudre Canyon or Peak to Peak highway, and serving his community through local non-profit boards. He shares a loving home with his husband Blake, their daughter Claire, and  two retired greyhound pups, Lexington and Victor.

Performance Amid Volatility

Since entering the industry in 2013, Kelly McBartlett has navigated every turn of Northern Colorado's housing market. The past five years, arguably the most volatile in recent history, have marked a period of record achievement.

Our 3-Phased Marketing Strategy

Compass Is Giving Homeowners the Same Advantages as Real Estate Developers and Professional Homebuilders

The marketing strategies that Compass supports are not novel or new. In fact, they have been used by the largest and most successful group of sellers in the industry—professional homebuilders and real estate developers. They have a sophisticated playbook on how to sell homes, and just like some homeowners, have properties they want to advertise that aren’t ready to be shown. Here are the key things they do:

Test Aspirational Pricing

They test an aspirational price or validate a pricing strategy privately before listing on the MLS.

Harness the Power of Pre-Marketing

Find a Real Estate Agent

They pre-market while staging and preparing the home to create interest and anticipation before it's ready to launch.

Learn from Engagement Insights From the Listing Page

They learn from the data and analytics they get from their websites, including property page views, visits, and engagement insights.

Protect and Control Their Data

They control which websites their photos, address, and data appear on and protect their data.

Pre-Marketing by the Numbers

Our research shows that Compass-sold homes that are pre-marketed before going active on the MLS, on average, are associated with these results:

2.9%

Higher Closing Price

20%

Faster to Contract

30%

Less Likely to Drop in Price

The Fundamentals

Where Homeowners Choose to Market First

My husband and I are probably considered picky clients with high expectations. We’ve bought and sold a good number of homes over the years and worked with a lot of agents. What makes Kelly stand out for us is that he NEVER made us feel like he just wanted to get to the closing as fast as possible in order to move on to the next client. He always put our interests at the forefront, came to the table super prepared every time with resources, thoughts and innovative solutions. He worked constantly on our behalf. Patient, kind, professional, well-spoken and on and on… Did I mention attentive and responsive? We’d give him a 10 but it’s not an option."
